Looking for an adult male roommate who is responsible, looking for an annual rental, and is willing to sign a 12 month lease agreement to share a home with two other adult males.
Only one person can move in.
I will also be on the lease and my son who is the other roommate will not be on the lease.
The duration of the lease is 12 months starting April 1, 2024 until March 31, 2025 and will be provided by the landlord of the home.
(I am not the landlord) I already have the security deposit paid so there is no security deposited needed by you.
Your share of the rent will be a total of $800 a month which includes a private unfurnished bedroom, electricity, water, and internet access.
You will have full access to the home and features except other private bedrooms.
You will have your own private shower that will not be used by other roommates but the bathroom itself is shared if needed, as well the master bath shower is private but access to the master bath is shared as needed.
I pay the rent in full every month so your share will be paid to me by cash, Zelle, or Cashapp then I will provide you with a receipt.
Rent is due by the 1st of the month and no later than the 5th of the month.
Late fees are $15 a day thereafter.
If rent is not paid in full by the end of the month including all late fees, at the end of the month you agree that I have the right to remove your property from the home, place it by the curb as garbage, and you will peacefully move out by the end of the month.
In the event that you do move out for any reason before the lease ends, you will still be responsible for paying $800 a month until the lease is done or until I can find another roommate to takeover your portion of the lease.
So you know, in the event there is money owed, I will pursue legal action to collect the money owed to me including but not limited to attorney fees and court costs.
No personal pets are aloud other than my 2 small dogs that are already residing here.
To qualify you must have a valid source of income of at least 6 months proving you earn at least 3.
5 times your rent ($2800 a month), pass a background and credit check, have no prior evictions, and any other requirements as requested by the landlord.
If you do sign the lease, move-in prior to April 1st is possible under a prorated rate of $20 a day until the new lease applies starting April 1st, then rent will go to the agreed rate of $800 a month.
The prorated amount prior to April 1st is based on current rent due to landlord including above mentioned utilities.
Your cost to move-in will be first and last month rent starting on April 1st 2024 until March 31st 2025.
If you move in before April 1st, then you will need to pay the prorated days up front along with last month rent, for example if you move in on February 21st, then you will owe $800 for the 40 prorated days plus $800 to cover March of 2025 which will be the last month of the lease.
You may also need to pay for credit and background check.
No smoking, no vaping, no marijuana of any kind, no drugs, no alcohol, no exceptions.
