About Gulf Waters RV Resort
We are a full service, luxury RV resort located in Fort Myers Beach, Florida made up of 318 RV lots privately owned on 33 acres, all of which are beautifully landscaped.
During season (November through April) our tiki bar is open for business.
Activities include pickleball, cornhole, cards, dominoes, and other planned events and popular activities for our residents and guests.
We schedule live music and provide food for purchase.
Many of the owners have been here for many years, although we continue to welcome new owners and renters.
We are conveniently located next to the Fort Myers Beach Shuttle station.
Role Overview and Responsibilities
The CAM is responsible for overseeing check-in procedures, the rental program, accounting, security, general maintenance and repair of buildings and grounds, clubhouse operations, and managing 5-6 staff members.
Advisory Role:
Provide administrative, operational, and managerial advice to the Board of Directors.
Compliance:
Ensure the compliance of community standards, Rules and Regulations and Governing Documents.
Community Communications:
Actively promote community accord by facilitating open communication and conflict resolution.
Contractor/Vendor Management:
Assist the board in obtaining estimates for new projects, hiring and managing relationships with contractors and vendors, and overseeing and approving payments.
Budget Development:
Assist in the development of the association budget in collaboration with the Board of Directors and Finance Committee.
Plus, other work-related tasks as needed.
Skills & Abilities:
The candidate’s role is pivotal in delivering professional services, ensuring owner satisfaction, and assisting the Board of Directors and Committees in fostering resort harmony and enhancing property values.
The candidate should:

- be able to proactively communicate with owners and guests, team members, and superiors
- have a positive outlook and good problem-solving skills
- be able to handle multiple tasks in a fast-paced environment
- be comfortable working with online computer systems and tools
- be able to handle complaints from guests or other employees in a timely and professional manner
Qualifications:
- Minimum of two-years as an (HOA) property manager – required
- Florida CAM license - required.
- Associates degree or higher desired.
Pay: $65,000 to $70,000, depending on education and experience.
