Property Manager will reside onsite in a condominium provided by the Association.
As part of the compensation package for the residence and related expenses, the Property Manager will be available after hours to insure the safety and tranquility of the property.
· Manage all the common elements pertaining to the Association
· Insure the overall protection of the common elements and owners property.
· Complete oversight of the property which includes day to day operations management and supervision of employees and vendors.
· Enforce all rules and regulations of the Association as specified in the Association documents.
· Supervise maintenance activities
· Inspect the entire property on a daily basis
· Create RFP’s and solicit bids for routine maintenance and repairs and supervise the completion of all routine and special projects
· Make recommendations for maintenance and monitoring contractors, and provide a master list of vendors to use for day-to-day maintenance and repairs.
Create and update a list of vendors to use in emergency/after-hour situations
· Initiate and maintain productive, honest communication with Board of Directors.
This position reports to the Association President.
· Preparation for Board Meetings: organize, plan and record all Association meetings.
Prepare minutes from the meetings.
· Report and follow up with property violations.
Insure all operations are compliant with town, county and state regulations
· Coordinate and supervise all internal and external office staff - (administrative assistants, bookkeepers, etc.
) Responsible for some clerical duties.
Prepare an annual Budget.
Insure all invoices are coded correctly and insure all Association expenses are within annual budget limits.
· Insure timely responses to owner and Board inquiries.
Maintain operating communication with the President.
Report all situations effecting property or Association interests.
· Responsible for keeping all contracts and warranties organized and up to date.
Ensure compliance with safety/fire codes, etc.
· Oversee, assist and improve the current rental program.
· Insuring the pool and spa are closed each evening with common area clean-up.
· Other duties as assigned by the Association President.
· A Florida Community Association Manager (CAM) license
· Have proficient knowledge of real estate management and maintenance, budgets, understanding of condo associations and bylaws, operations, willingness to learn, time management skills, efficiency and the ability to handle a multitude of tasks and follow up.
· Exceptional customer service skills, communication and writing skills, highly motivated, and organized.
· Proficient in Microsoft Office, and Internet applications.
Can learn RNS reservation software for Rental Program.
· Must be able to work full-time and reside onsite
· A minimum of 5 years of related experience
· Experience managing rental programs with successful results
