T&R Properties is seeking a self-motivated, organized, and experienced Property Manager for our apartment communities.
The right candidate will have the ability to be a strong, confident, and friendly multifamily professional who knows how to always deliver excellent customer service.
*RESPONSIBILITIES:*
* Oversee day-to-day operations of the apartment complex.
* Implement and enforce property policies, ensuring compliance with local regulations.
* Conduct regular property inspections to ensure maintenance and curb-appeal standards are met.
* Provide exceptional customer service to residents, addressing inquiries and concerns promptly and professionally.
* Foster positive relationships with residents to enhance their living experience.
* Handle tenant issues, escalations, and conflict resolution effectively.
* Develop and implement effective leasing strategies to maintain high occupancy rates.
* Conduct property tours for prospective tenants, showcasing the luxury features and amenities.
* Collaborate with our marketing team to create compelling promotional materials and advertising campaigns.
* Manage the budget for the property, ensuring financial goals are met.
* Oversee rent collection, late fees, and account reconciliation.
* Work closely with accounting to maintain accurate financial records.
* Recruit, train, and supervise property staff, including leasing agents and maintenance personnel.
* Foster a positive and collaborative work environment.
* Conduct regular team meetings to communicate goals, policies, and updates.
* Coordinate and oversee maintenance activities to ensure the property is well-maintained.
* Manage relationships with vendors, contractors and service providers.
* Implement preventive maintenance programs to enhance the longevity of property assets.
* Oversee the maintenance and operation of luxury amenities, such as fitness centers, pools, and common areas.
* Plan and coordinate resident events to enhance community engagement.
* Identify and mitigate potential risks related to property management.
* Ensure compliance with safety standards and emergency procedures.
*REQUIREMENTS:*
* New property/lease up experience required
* A minimum of 2 years in property management required
* One year of supervisory experience required
* Very strong organizational skills and ability to handle multiple priorities
* Solid interpersonal and customer service skills
* Passing a pre-employment drug screen and background check
* Valid driver’s license and insurance
