*Job Summary*
The New Home Superintendent is responsible for the successful execution and completion of residential construction projects from inception to final delivery.
They serve as the on-site leader and are tasked with managing all aspects of the construction process, including coordinating subcontractors, ensuring compliance with building codes, and maintaining a safe work environment.
*Job Duties and Responsibilities:* * Supervise all on-site activities, including subcontractor work, material deliveries, and inspections by visiting job sites daily.
* Assist with invoice approvals and payment of subcontractors; verify that change requests are properly allocated to a job, priced accordingly, and that the invoices reflect what was ordered/actual shipments.
* Oversee and direct build variances by partnering with purchasing to ensure cost savings.
* Coordinate inspections during construction and throughout the completion process, ensuring an on-time CO issuance.
* Schedule completion punch-list items and follow up until the final payment check is collected.
* Partner with Sales to ensure consistency of prestart and new home orientation process.
* Review final plans and specifications to ensure timely filing of building permits.
* Conduct field checks on sales contracts to validate the salesperson's cost breakdown and assess if the project can be executed at the company's established quality standards and targeted profitability.
* Ensure compliance with local building codes, zoning regulations, and other legal requirements.
* Ensure accuracy in measurements for layouts and drawings, finalize them to meet project requirements and maintain precision.
* Verify all orders of material and tracks delivery times assuring that material arrives at the job site when needed.
* Review work/purchase orders and maintain specifications/requisition records of these activities for each job.
* Meet with client, salesperson, Selections Coordinator, and/or CAD Designer in a pre-start meeting to review plans and production schedule and process.
* Update BuilderTrend production calendar daily and post job site photographs to the customer portal.
* Maintain frequent (at least weekly) communication with the customer throughout the job by phone, email and/or BuilderTrend.
* Oversee the prompt triggering of construction draws to the financing manager for invoicing as needed.

* Review job cost reports biweekly and research cost overages.
* Collect and catalog all client product warranty information to be handed over to the client at closing.
* Attends frequent meetings with Construction Manager to update job status, discuss and solve problems and weekly team meetings.
* Perform other duties as assigned.
*Qualifications and Requirements:* * Equivalent work experience or bachelor’s degree in: Construction Management, Construction Engineering, or related engineering degree.
* A minimum of three (3) years of experience as a Superintendent in a residential construction environment.
* Proficient written, verbal, and interpersonal communication skills to effectively work with all levels of the organization.
* Proficient with Microsoft Office Suite (Word, Excel, Project, and Outlook) * Knowledge of safety and relevant OSHA requirements and regulations.
* In-depth knowledge of Florida Building Codes.
* Strong knowledge of web-based project management software tools (BuilderTrend) for managing and tracking projects and tasks.
* Ability to successfully pass background and drug screen.
