Royal Shell Real Estate's Annual Rentals division has a great opportunity for someone with a background in property rentals.
In this role you will be responsible for the day to day operations of a busy rental office.
You will assist with the administration of long-term rentals, process background and credit checks, conduct employment and previous landlord verifications, prepare lease contracts, renewals, etc.
You will conduct move in and move out inspections.
You will maintain a high level of customer service with the tenants and prospective tenants.
You are an ideal candidate if you have experience with property rentals, office administration, and a Florida Real Estate license - or will get your license within your first 90 days.
In addition, you must be a team player, highly organized, reliable and maintain good attendance.
In this important role, you will support the Rentals team by managing the following: Applications and Move-ins * Process new tenant applications for approval * Enter leases in management software and send for E-signature * Process HOA/Condo applications and paperwork for approvals * Upload attorney lease invoices * Process Certificates of Liability * Create new reservations in Streamline and Tenant / Property Files in Appfiles * Process move-in paperwork and funds from rental agent * Owner charges for leasing fees * RBP set-up for new tenants Move-out Processing * Send Notice to Vacate and Move-out instructions * Move out Inspections * Determinations of tenant damage vs.
wear and tear * Notice of Intent claims for damages * Security Deposit Processing to accounting Misc.
* Prepare check requests * Notice posting for tenants * Maintain current and accurate property lists * Process monthly rent roll and monitor tenant rent payments * Run reports * Front desk coverage for lunches daily and when front desk staff is out of the office * Answer multi-line phones * Assisting Maintenance * Assist Property Managers when needed Requirements and Experience: * Florida Real Estate license - or will be licensed within 90 days * Experience working with rental properties * Administrative experience * Driver's license and clean driving record * Proficient computer skills, including Microsoft Office applications (Word, Excel, Outlook) * Customer service focused * Professional demeanor and appearance Job Type: Full-time Benefits: * 401(k) * Dental insurance * Employee assistance program * Employee discount * Health insurance * Health savings account * Life insurance * Paid time off * Referral program * Vision insurance Schedule: * 8 hour shift * Day shift * Monday to Friday Experience: * rental/leasing: 1 year (Preferred) Work Location: In person
